Job Summary

Pathways Asset Management, Inc. (PAMI) is looking for a service-oriented Property Manager to join our high-performing management team in Austin! The Property Manager is responsible for the day-to-day management of assigned property, to include supervision of all staff for the assigned community. As part of HUD’s Project-Based Rental Assistance (PBRA) program, the manager ensures compliance with HUD regulations as well as HACA policies and procedures, local/landlord-tenant laws, and safety codes. Monitors all key performance indicators.

Essential Duties and responsibilities

  • Provide excellent service to residents, vendors, co-workers, community partners, and the general public, treating everyone with dignity and respect.
  • Supervise the work of assigned staff, models professionalism and provides training to staff, prepares performance evaluations, counsels and disciplines employees. Creates a positive work environment that promotes teamwork and accountability.
  • Maintain accurate, highly organized files (electronic) and ensure annual and interim re-certifications are conducted on time. Works with residents to ensure all documents are correctly gathered, forms filled out and signatures obtained. Aggressively collects rent and other charges.
  • Equitably enforce the lease, House Rules, and all policies with the goal of creating a safe, enjoyable community. Investigate complaints, counsel residents, and maintain complete documentation to support lease enforcement.
  • Ensure all maintenance and administrative work areas are safe, neat, and organized. Delegate and monitors the completion of maintenance requests. Ensure that assigned property maintains excellent curb appeal.
  • Monitor the assigned property finances including development of the annual budget, regular review of expense reports, overseeing the property purchase order process, and participating in the development of the annual capital plan for the property.
  • Engage with residents to promote a positive community, promotes resident care for their apartment, encourages resident understanding of the lease and House Rules, models conservation of water and electricity, and addresses safety concerns.

Knowledge, Skills and Abilities

  • Two years of college in business, public administration, or social sciences from an accredited college or university; eighteen months related experience or training; or equivalent combination of education and experience.
  • Experience in property management or housing development. Experience working with Elite. Language skills in Spanish, Vietnamese, or Sign Language.
  • Certified Occupancy Specialist (COS) and Tax Credit Specialist or equivalent required within 6 months of hire. Experience working with YARDI property management software.
  • Knowledge of Housing Authority operating policies and procedures; principles, practices and techniques of low-income housing management; or good knowledge of private property management practice combined with some knowledge of HUD regulations pertaining to low-rent housing; and services available through local social-service agencies.

Required Education

  • High school education or G.E.D. and one-year related experience or training; or equivalent combination of education and experience.
  • Working knowledge of Microsoft Office Word, Excel, and Google platform.
